Track every deal's GCI in Pipeline GenieHow real estate commission math works
1. Gross commission
Sales price × total commission rate. On a $450,000 sale at 6%, that's $27,000 across both sides of the transaction.
2. Your side
The listing and buyer sides usually split the gross commission. Representing one side at 50% puts $13,500 in play before any brokerage split.
3. Brokerage split, referral, and fees
Referral fees come off first, then your brokerage split (50/50, 80/20, 90/10, or a capped 100% plan), then flat transaction or franchise fees. What's left — $10,405 here — is your net commission.
What is GCI?
GCI is gross commission income: what you earn before splits and expenses. Tracking GCI, volume, and net-sheet math per deal is exactly what Pipeline Genie automates.
